I can’t wait to hear from you about what you’re currently doing in your business to generate leads, and also what you think about the commercial campaign that I talk about. So, as I mentioned in the video, I want to hear from you!

I am in a very high cost area (NY Metro) TV costs here are not the same as Ohio. I would like to know what marketing costs would be in the NY metro area.
I have my own local vanity number and would use that in any ads. When I saw your product before, it looked like the deal was centered around your own vanity number.
Currently spending $1500 per month in direct mail.

June 15, 2010 at 6:37 pmThese types of commercials work best when viewed repeatedly. Most people won’t act on the first view. My understanding is that TV commercials are expensive, but I think the most cost-effective commercial (at least in production) would be a generic one where all that changes is “the number on your screen.” That way the ad would be recognizable in all markets but the number would be specific for the one you’re in. Great idea; very well done!
June 15, 2010 at 6:38 pmI think the general idea is good, however some how, you’re misleading the people watching, will be better if you are straight forward with the people, Do not said “we can save your credit” probably 98% of people in this situation their credit sucks, they are behind on payments. Another thin is that you are exposing yourself as lawyers with all those books behind you, get real, people this days are not that stupid, just tell them what the want to hear, “Will take the house out of your hand and solve your problems if you let us do it” SIMPLE do you think? Just my humble opinion
June 15, 2010 at 6:38 pmWe’re doing advertising using our squeeze page driving track to it using social media(i.e. Facebook, Twitter, Blog & LinkedIn), yellow letter drip campaigns from yellowletter.com list, door knocking is something we’ll start doing again to NOD list, voicebroadcats, and just local networking to sphere of influence (i.e. wholesalers, realtors, attorneys, etc.).
I’m very interested in TV. Being a gold member for SREC I’ve read your articles for this method, and seems like the only thing a successful short sale investor should be doing.
I’d be interested in hearing and learning more.

I am having great response with the NOD list and I am definitely interested in TV advertising to bring in non realtor deals.

June 15, 2010 at 7:41 pmAwesome would love to be involved with this. We currently get our leads from referralls- realestate attorney, realestate broker, real estate agents, and word of mouth. We do some direct mail on vacant houses, LisPendis, and Auction lists.

June 15, 2010 at 8:49 pmYellow letter, Door knocking, referrals $200-$1000 a month. Yes advertising on TV would be very powerful in my area, its a good plan. Product should be complete, not sure exactly what that entails yet because I have never done a commercial before but I do use a lead capture system, and I have no idea how much I would pay for it but it sounds like it would be worth it if the price is not too expensive.
June 15, 2010 at 8:55 pmWe have done some local TV, not commercials, but local talk shows and have had huge success. I like the idea of a branding campaign. The more you see the brand the more likely it will become a household name. We also are big fans of hand written letters and local publications. We typically spend $150 per lead.
June 15, 2010 at 9:12 pmWhat is the media cost for Corona/Norco California for cable or satelite t.v. to to a 15 second and a 30 second commercial? Also, what is the approximate cost for 30 minute infomercial in the same area? And can you do a Spanish language commercial?
June 15, 2010 at 9:35 pmVisiting Brokerages, meeting Realtors and sending yellow letters to lis pendens. We purchased the Web 3.0 system and it’s been an abject failure so far yeilding only 1 lead!!!! There is so much more information out there about short sales that is has had a net effect of mass confusion. The Realtors have been even more stand-offish than last year. Not to metion they ALL want a double commission which helps to eat into your profits. Any system that could “gaurentee” non-Realtor short sales would be like the next coming of Christ! Seriously, it is getting bad out there… It would have to depend on the cost and I’d like to see a print out of everything that is provided and a flow chart of the process. How would you deal with competition in the same area? 5 groups of people in the same couple of zip codes all running the same commercial? Keep us informed and I look forward to some feedback.

My “sweet spot” is Hampton Roads VA/NC. I started out trying to partner with realtors to find short sale opportunities, but the realtors put up so much resistance. So I finally gave up farming the MLS and purchased a list of homeowners that were 60 and 90 days behind on their mortgage which was 436 homeowners. The information on the list came from Equifax. I mailed out a letter to these homeowners offering to help them stop foreclosure. I mailed out over 420 letters with a short message, my telephone number and email, plus a link to a squeeze page I set up in Realeflow where they could optin. So far I have only received 2 phone calls and 6-8 return to sender. No one chose to optin with their name and email. I don’t know what the problem is. It may be as simple as the name of my company RealAssets1 LLC. I had one motivated seller in Currituck County NC that called, but I thought I should give him time to review the opportunity I would provide. However, he ended up going to an attorney who said he could help with a loan mod. I realize now I should have gotten a contract right away. I may hear from him again because he has no equity (underwater) and his credit score is very low.
I really thought that the squeeze page would generate more prospects than it did. I spent about $500 on the leads, printing the letter and mailing. I don’t know what is keeping the distressed homeowners from acting on my offer other than the existence of other options for them to pursue, i.e. loan mods. I see these TV ads claiming they can help homeowners get their payment reduced so that they can afford to keep their house. The ads seem to look like their endorsed by Obama or something. I would think that a TV ad would give me the exposure but my ad budget right now is practically zero. Until I get a deal done I’m “dead in the water”. I have invested over $15,000 in homestudy courses and coaching and still haven’t gotten a deal closed. My wife tells me she is about to cut me off if I spend anymore money. I just retired this year with over 35 years with the state and my wife is on disability from the USPS. Unfortunately there is “too much month at the end of the money”. Sorry for the long post. It really is going to come down to the cost involved to pay for a TV ad. I just need a deal or two to close to feel like this is going to work for me.
I like the idea, but I would avoid misleading viewers that it is about loan mod or legal service. I would prefer straight forward & honest message that appeal to sellers and buyers. The other concern I have is using the same template video in the same area. Same video, different company name/number/url…may be confusing. It may be a good tactic to build the awareness that our service exists. Maybe a group of us (say, in Northern California) can jointly invest in the TV ad and generate a local awareness, and the 800 number to filter the call to assign the leads to appropriate company (e.g., by area code). That way, we can split the cost and leverage other investors inventory as well.
June 15, 2010 at 9:49 pmOf course in Maryland we have a brilliant law by our politicians that we can’t mention “stop foreclosure” or anything like it in any form of advertising or we brake the new wonderful “homeowner protection law”…Can the ad be modified to say ‘we buy houses-and are short sale experts” so they get the clue??? We are turning up the dial on our marketing but what has been working is door knocking…we have two people that hit about 30-60 doors per week and make about 3-5 appointments. Realtor referrals generate about 2-4 appointments per week that have an 90% chance of becoming a deal. We just sent out a photocopies article about foreclosures and that mods aren’t working that has a handwritten (printed)Postit that says, “I’m interested in your house. Please call me.” That generated some calls on our NOD list and and a letter from our team-player Realtor consistently brings in leads from the list that says she has a buyer interested in their home in a thank you type card. Marketing isn’t my role right now so I don’t know the exact cost but between employees/contractors and mailers, I’d guess 1500-2000.
2. I’m interested in anything that I can get a decent ROI on. If anyone answers no to question 2 they need to get out of real estate and into a government job.
3. I feel Miguel has a few good points but could have been a bit more constructive. I think the two adds look like it is marketing for an attorney which should be avoided. Also, I live in the People’s Republic of Oregon so some of the language might need to change or we could get in trouble. Just something to think about for the more consumer oriented states (They tax REVENUE in this State for goodness sakes). I would want it to comply with my state laws, Have my logos, and my contact info. The less work I have to do the better.
4. How much would you be willing to pay for the complete, done-for-you TV commercial marketing campaign. This is hard to say off the top of my head. I would like to see the results for you and your test group and then run some numbers. Also, how done for me it was would make a big difference.
I thought I would do a good job following directions cause almost no one that responded did. Hope this was helpful.

I would be very interested in a TV campaign in the Tampa Bay Area, hopefully it would fit my budget…perhaps you could have a built-in installment payment plan included in the negotiations to pay for the ad(s)…we generate the leads through the TV ad and close, cradle to grave with a contact management system, when closed we pay off the remainder of the TV ad campaign. Needs to be honest, direct, professional, effective, efficient, and affordable.

1. I’m a brand new Platinum student and feel in getting started I need the advantage video marketing makes…it’s the best. 2. I am definitely interested. 3. To offer the best advantage for everyone, compliance with laws, ROI, and ability to promote a huge SREC advantage, I feel a standardized message should be used. 4. The cost has to be minimal to allow max participation. SREC’s end is being able to advertise TV Ad’s Done for you, and the extra participation of students in the Apprenticeship Program.
Love it. We’re big believers in media ads but depends on cost. Need small adjustment for Florida. Can’t use the “Save” word. Keep me informed

Sign me up….$15-$20K might be a bit steep unless it actually works! i dont mind negotiating a deal with the stations if I had the list but i think a certain amount of research has to be done to determine Air times and stations that would work locally. I would really need to see on paper what the offer is ( yours) what it encompasses and what I would have to do for $15K. A proposal if you will. I am open …
TV.. YES I agree can be expensive..But if you buy it right..maybe we can get a deal…but to pay $15k to make one.. no way…I am not willing.. I would pay a chunk to get one made for me…like maybe 5-6k if it is good.

We are buying air time in DENVER COLORADO… A MAJOR MARKET For under $100 per half hour of air-time on network stations..
in Austin Texas we are buying network airtime for $25-$75 per spot..
You can buy airtime very resonable..and the manual that goes along with the TV commercials and half hour program shows a step by step.
I have run this 1/2 hour programming for the past two months and it works. I got a call today from someone that watched last night…and signed them up.
The initial expense that I put out was a lot..but it will pay me back in full within the next three weeks.. I have nearly $50,000 of profits lined up to close nexst month.

On TV you can reach 100+ plus with just one ad….

What is the cost in the Seattle market
Most of our leads come from past clients and referrals. NO luck with a massive call campaign to NOD 60-90 days lates. no luck with over 600 yellow letter campaign.working now on web creation

In Denver prices ranged from $3,500 a spot to $50.00 per spot..
What I know is how to place the ads, what to ask, when to buy, and who to ask for…
These are the things that really make the differnce..
So it could that in Seattle rates could be as low as $50-100 per half hour..
Just have to buy it right…
I have seen you offering this b4 and was intrested but didnt know how to make it work and the video u showed cost about 1800 bucks a month for the comm on tv so thats not to bad.

June 18, 2010 at 6:01 pmWe get most of our leads from real estate agent referrals. We have some online videos and lead generation but the quality of leads has been disappointing. I’d e very interested in the product. I think it’s a great opportunity to get leads with a lot less pain and time!

I am not sure this is a monthly payment deal.. Its all inclusive..and done for you.. You just have to provide your name, number and logo..and thats it..
